Recognizing that not all owners and Condominium Corporations need the same array of services, Inspirah allows individual owners and Condominium Corporations to customize services to fit their particular situation and circumstance.
Below is a list of the services available. Each of the following (or combination thereof) is available on a fee-for-service basis and can be provided for an agreed-upon period.
Financial Record Keeping and Reporting
- Maintenance of all owner and Condominium Corporation financial records
- Preparation of annual budget and monitoring of spending to ensure compliance with expenditure guidelines
- Collection of common expense fees for Condominium Corporations and rent for property owners
- Timely preparation of Notices of Lien for common expense arrears
- Preparation of monthly financial statements
- Review and preparation of all financial records for annual audit
Administration
- Arrangement and organization of all required notices, proxy forms and meeting agendas and attending same. Such Condominium meetings include special meetings called by owners or the Board of Directors, bylaw meetings and annual general meetings
- Recording secretary for all board and owner meetings, including the Annual General Meeting of members
- Acquire and maintain a current list of registered owners
- Preparation of Status Certificates
- Review and recommend adequate insurance coverage for individual property owners as well as for Condominium Corporations
- Assist in the preparation, modification, and enforcement of a Condominium Corporation’s declaration, bylaws, rules, and policies
- Provide all necessary services to conduct a Turn-Over meeting (whether Inspirah is to be the contracted Property Management company or not)
Operations
- Ensure timely repairs to individual properties or to common areas of Condominium Corporations
- Prepare and receive competitive tenders for construction and/or maintenance and make a recommendation to property owners or to the Board Directors of a condominium
- Supervision of all contractors
- Schedule regular site inspections to ensure all common property of a Condominium Corporation is in the best possible condition; and report to the Board of Directors the results of these inspections
- 24-hour emergency service for tenants and Condominium Corporation owners
