Parking at Cranbrook

Please remember that there are designated parking spaces, as Cranbrook owners are on title to individual parking spots.  The developer will be applying the top coat of asphalt in the Spring and will be painting the numbers at that time.  In the interim, however, it is important that all owners are parking in their designated spot(s) only.  Please check your Agreement of Purchase and Sale or Status Certificate to confirm on which parking unit(s) you are on title.  Then, click the "Important Documents" link along the right side of this page and open the "Parking Spot Map" to determine where you are to be parking.  Should you have any questions, please contact your Property Manager.

Welcome Cranbrook Owners!

With the registration of the Cranbrook Courtyards came the creation of Wellington Standard Condominium Corporation No. 183.  It is our job as a property management firm to look after the day-to-day operations of the corporation, leaving owners free to enjoy their new homes.

Our duties include the procurement, supervision and payment of the various trades needed to maintain the grounds such as landscapers, snow removal personnel and irrigation system specialists. We also set up all utilities, acquire the appropriate insurance and look after all administrative functions.  We will conduct regular meetings with the newly formed Board of Directors and an annual meeting with all owners.  These are just a few of the many services we provide.

In addition, we look after all the financial aspects of running the corporation.  Part of this function is to collect condominium fees, which get divided into an operating account and a reserve account.  The operating fund pays for the day-to-day expenses of the corporation. The reserve fund account pays for the future replacement and repair of the common elements, that as an owner you have a share in. 

Your condominium fees are due on the first of the month, every month.  The most convenient method of payment is to provide a series of post-dated cheques made payable to W.S.C.P. No. 183 for the period March 2012 to December 2012 inclusive.    

Please click "Important Documents" along the right side and complete/return the Address for Service form, the Unit Registry Form, and the Vehicle Registration Form.   If you would like to receive your future condominium correspondence by email rather than “snail mail,” please complete the email notification form as well.  If you will be leasing your unit out rather than living in it yourself please complete the Form 5 and return it to the Property Manager along with the other documents.
